Thereafter, a number of interactive issues occur between the landlord and tenant parties, between the landlord and the local planning authority, and sometimes between the landlord/tenant and the local community. Examples of the need for management arise where either party wants to terminate, or where either party wants to assign or sell their interest. Other issues arising include the requirement for ongoing planning permission, usually at 5-year intervals. The situation will arise where rents or licence fees need to be renegotiated to open market value or to some other benchmark, and finally disputes will arise between the parties over the course of the term which needs active hands-on management.
